Buying Tip #3: Survey Says...

I can't stress this enough...It is essential that you get your own property survey prior to closing, so that you know exactly what you are buying. Not only will it identify where your property lines to help avoid potential disputes with neighbors, but it will also let you know if there is an easement running through the middle of your yard, or perhaps if the property is located in a flood zone.

Be careful on accepting a survey from the Seller. 1) Will your lender approve it 2) Check the date, it may be too old. 3) Is the survey "transferable". You will want to be sure and verify this if you are going to accept an existing survey from the Seller.

Sometimes these items are unknown until the time of the survey, and obtaining flood insurance maybe an extra cost that you can not absorb, or perhaps you intended on building a pool but something on the survey prevents you from doing so. Be sure to obtain the survey within the allotted time stated in the contract, and if need be make objections before your time to do so expires.

Last but not east, cross reference the tax records to the amount of property the survey states. Most likely your property tax is based upon how much property you have, so it is best to have an accurate map drawn up.
